How Much Does a Home Really Cost to Buy?
Many buyers focus on the sale price of the home and overlook the additional costs. In 2026, for a home priced at 1,000,000 TL, total costs can reach 60,000-80,000 TL.
Title Deed Fee (Law No. 492 on Fees)
The title deed transfer fee (tapu harcı) is calculated at 2% each for the buyer and seller separately, for a combined total of 4% of the sale price.
| Sale Price | Buyer's Fee (2%) | Seller's Fee (2%) | Total |
|---|---|---|---|
| 500,000 TL | 10,000 TL | 10,000 TL | 20,000 TL |
| 1,000,000 TL | 20,000 TL | 20,000 TL | 40,000 TL |
| 2,000,000 TL | 40,000 TL | 40,000 TL | 80,000 TL |
> Important: The tax base for the title deed fee cannot be lower than the declared value (per Tax Procedure Law/VUK Article 213). The land registry office may refuse to accept declarations below market value.
Revolving Fund Fee
In 2026, the land registry revolving fund fee ranges from 500-2,000 TL, depending on the type of transaction and the province. It is charged when you go to the land registry office.
Bank Appraisal Fee
If you're taking out a mortgage, the bank has an appraisal company assess the property's value. This ranges from 500-2,500 TL and is usually paid by the buyer.
Mortgage Registration Fee
If a loan is being used, a separate fee is paid to register the mortgage on the title deed. This comes to roughly 0.2-0.3% of the loan amount (per the 2026 fee schedule).
DASK (Compulsory Earthquake Insurance)
Mandatory for all property owners. The annual premium varies based on the property's value, square footage, and earthquake risk zone. For a home worth 500,000 TL, it ranges from 1,000-3,000 TL per year.
